Hmm, I've seen both terms used by apartment rental companies here,
apparently with a difference, but I'm not sure what the difference is.

Good question. It's related to the verb "study". Perhaps an older
meaning of "studio" had to do with students, and they tended to be
rented out to students? Just a guess.
